Guide to Owning a Villa
From land to keys, a villa in six steps.
Whether you build your own villa or buy a ready-made one, the right steps need to be taken in the right order.
Choosing the Plot
Location, view, orientation, slope, access and infrastructure (road, electricity, water) are evaluated.
Zoning Status
A zoning status certificate is obtained from the municipality, showing the TAKS (site coverage ratio), KAKS (floor area ratio, or emsal), floor limit and setback distances.
Soil Survey & Plans
A geotechnical soil survey is carried out; architectural and structural plans are prepared in line with regulations.
Building Permit
The plans are approved, the building permit is issued and the building inspection process begins.
Construction & Landscaping
Structural and finishing work, the pool, landscaping and outdoor areas are completed.
Occupancy Permit & Title Deed
The occupancy permit (iskân) is obtained, and the title deed procedures are completed according to condominium ownership or the change in the property's registered type.
Checklist for buying land
What you should always check before you buy:
- Title deed type: Sole or shared ownership? With a shared (hisseli) title, building and sale procedures differ.
- Zoning status certificate: Whether the plot is zoned for construction, and its building conditions.
- TAKS / KAKS: The size of the building allowed, based on the site coverage and floor area ratios.
- Road frontage & access: Frontage on a zoned road and ease of access.
- Infrastructure: Access to electricity, water, sewerage and natural gas.
- Title deed records: Whether there are any annotations, mortgages or liens.
